This is the ideal hobby farm with everything well set-up. Comprising of 12.48 ha (30.8 acres), there is some lovely rolling pasture and a large stand of native bush. On arrival, it is like you are suddenly in Europe. The driveway leads through a charming timber gate with a huge old oak tree to the side. To the left is the big old timber barn and to the right, the farmhouse with terracotta roof tiles and a farm style mini courtyard as you come up to the back door. There are fenced vegetable gardens and fruit trees. Up off the pasture there is are stables for the animals and 2 dams supply a good steady flow of water.
The farmhouse is of solid brick construction and provides a spacious, bright and airy living room with and extra nook ideal for extra relaxing space, both enjoy lovely views over the established garden setting. From here you walk through to the dining room with French doors out onto a patio. A big family table will fit here, in readiness for those great friend and family gatherings. Through to the timber kitchen, this is where you will cook up a storm with all the produce from your own garden. The master bedroom is huge and has big picture windows over the garden and a walk-in robe. Two other bedrooms, one with a built-in robe and the other with shelves is ideal for the study. The bathroom is central and there is ample linen storage down the hallway. Kept snug all rear round with a large slow combustion wood fire and well insulated ceiling, the winter months are comfortable and full of atmosphere.
Adjoining the house off the little courtyard are a couple of storage rooms. These are useful for the freezer or hanging the garlic to dry, also ideal for keeping the wood dry. Attached at the end of that is the garage for your car, providing easy access to the house. Down the driveway though, is the beautiful 18m x 8m timber shed. This is full of character and incredibly practical. There is workbench space down one side and shelving down the other, leaving a massive floor space to store the tractor, the implements and play room too. Further up, the stables are ready to house cows, sheep, or horses. The paddocks are lush and from here you get the most incredible views over the farm, the valley and out to the ocean. The blue water is then framed by the point on the other side and views of Bruny Island in the distance too. There are 2 dams which supply water to the fruit tree enclosure and the veggie garden below. Behind is plenty of private bush to explore and plenty of personal firewood that will last you a lifetime.
Down the road is access to the shores of the bay, which will provide some of the best boating and fishing there is. Further down the road is the vibrant centre of Cygnet. Known for its strong cultural community spirit, Cygnet is a wonderfully quaint country town where you will also find all your services. Located within an hour of Hobart, trips to town are a breeze. Lymington Road is a quiet country road that loops around the peninsula, used by locals and the odd lost tourist. This is a beautiful part of the world and a very appealing property.
